The project is a mixed-use tower with 81 levels, which includes 2 basements, 9 podiums, 22 levels of offices, 15 levels of hotel and 33 levels of branded residences. The total duration of the project was 36 months, including the challenging months of Covid-19 during which the project continued with the aid of offsite construction.
A good understanding of tangible and intangible benefits by all project stakeholders was the key driver to shift to a modular MEP build. Prefabrication accrues advantages across time, cost and quality. One of the major risks in MEP execution are cost overrun in terms of both labour, staff and materials.
A modular build helped manage this risk and ensure timely progress with a high level of quality, as the construction was done in a controlled environment. Intangible benefits included reduced exposure to unexpected variables on site, a reduction in reworks due to coordination issues, less waste, improved health and safety on-site, and being better able to prevent civil delays.
There was good access to all services, allowing consultants to inspect materials thoroughly prior to the modules dispatch to site. A good understanding and working together by all stakeholders ensured that the above benefits were realised during the project to deliver it within given timelines and meet the superior quality expectations of the client and consultant.
