Located opposite the iconic Burj Khalifa and the Dubai Mall, Downtown Views II is a high-rise residential and commercial development in the downtown district of Dubai. The project comprises three high-rise towers on a common four-level podium that includes a ground floor with one level basement. Tower 1 is 67 floors, Tower 2 is 62 and Tower 3 is 54. Project duration is 35 months with a total contract value of AED1.3bn.
Once completed, there will be 1,509 high-end apartment units ranging from one to four bedrooms, plus offices, retail shops, and a host of amenities befitting the luxury lifestyle. Challenges for this project are rooted in its sheer size, tight logistical area within a prime location, and with the tight project duration.
That was the main driving motivation for China State Construction Engineering Corporation Middle East (CSCECME) to adopt offsite construction backed with SWOT analysis of toilet pods and MEP modules to achieve the predefined targets in terms of time, quality and cost. CSCECME gained robust experience and confidence from the pioneering and successful implementation of this prefabrication.
