FM Enabled Construction Modeling

FM Enabled Construction Modeling, often referred to as Facility Management Enabled Construction Modeling or simply FM Modeling, is a specialised application of Building Information Modeling (BIM) technology. It involves the creation of detailed 3D models that not only encompass the design and construction phases of a building project but also include essential information for its ongoing operation and maintenance throughout its entire lifecycle.

Here are the key aspects and features of FM Enabled Construction Modeling:

Integration of Building Information

FM Enabled Construction Models go beyond the traditional scope of BIM by incorporating comprehensive data related to facility management. This data includes information about building systems, equipment, materials, maintenance schedules, warranties, and more.

Lifecycle Perspective

These models are designed to support the entire lifecycle of a building, from initial planning and design through construction, occupancy, and ongoing facility management. They bridge the gap between the design and operational phases of a building’s existence.

Facility Management Information

The models include a wealth of information that is vital for facility managers. This includes details about HVAC systems, electrical systems, plumbing, fire safety, security systems, space allocation, and more. This information is organised and structured in a way that makes it easy for facility managers to access and use.

Maintenance and Operations Planning

FM Enabled Construction Models support facility management by providing data that enables proactive maintenance planning. Facility managers can schedule maintenance tasks, track equipment performance, and monitor the condition of building components based on the data embedded in the model.

Energy Management

Energy efficiency is a critical aspect of facility management. These models can include data related to energy consumption, HVAC controls, lighting systems, and other factors that impact a building’s energy performance. Facility managers can use this information to optimize energy usage and reduce operational costs.

Accessibility and Collaboration

FM Enabled Construction Models are typically accessible through cloud-based platforms or Facility Management Software (FM software). This allows facility managers, maintenance teams, and other stakeholders to collaborate and access relevant data in real-time, whether they are on-site or remote.

Sustainability and Compliance

The models can also include information related to sustainability features and compliance with regulatory requirements. This ensures that the building remains in compliance with environmental standards and safety regulations throughout its lifecycle.

Change Management

As buildings evolve over time, modifications and renovations are often necessary. FM Enabled Construction Models can support change management by providing an accurate representation of the building’s current state, helping stakeholders plan and execute modifications efficiently.

In this presentation, Fawwaz Hammad, Director Technical Office, Al Bawani presents a project use case of how FM Enabled Construction Modeling extends the capabilities of traditional BIM by incorporating data and information that is crucial for the ongoing management, maintenance, and operation of a building. It offers facility managers a powerful tool to optimise facility performance, reduce operational costs, enhance occupant comfort, and ensure compliance with various regulations and standards throughout a building’s entire lifecycle.

Learn more real experiences and actionable insights on the implementation of BIM and other digital disciplines at the region’s biggest and best ConTech event, Construction Technology Confex. This renowned event, now in its 7th edition, brings together the region’s project developers, contractors, consultants and the technology ecosystem to share digital use-cases that design, build and operate faster, greener and more efficiently.
